A Project That Challenges Convention
Városligeti Avenue has always been defined by its distinctive freestanding villa architecture – a rare exception in the inner city, where virtually no new residential development has taken place for decades. Faedra Group drew inspiration from this heritage and envisioned Liget Villa as three contemporary freestanding buildings: a unique project that carries forward the avenue’s historic villa character while meeting the needs of modern living.
The project is a result of a deliberate approach: while current development trends favour maximizing built area, Liget Villa prioritizes space, light, and connection to nature, resulting in a residential park that stands alone in its category.
A Historic Location, Contemporary Vision
Városligeti Avenue was once the most distinguished address in the 7th district, particularly during the early 1900s. Our architectural approach honours that legacy. The tent-roofed buildings, their mass and volume, their refined detailing all meant to reference the elegance of that era while serving contemporary needs.
The site itself carries over a century of distinguished history: In 1900, architect Wellisch Alfréd designed a grand three-story building here for the Pest Israelite Community – a monumental institution that served as an important center of education and community life, complete with its own synagogue. The property later became home to Mechlabor, a pioneering electronics manufacturer that represented the cutting edge of Hungary’s technology industry during the mid-20th century. After decades of varied use, the site stood vacant, waiting for a development worthy of its rich history. Liget Villa now writes the next chapter in this location’s remarkable story – a new residential landmark that honors the avenue’s historic character while looking confidently toward the future.
Livable Spaces Designed for Real-Life Use
Every aspect of Liget Villa’s design was driven by a clear intention: to create homes that embody lasting quality, genuine comfort, and a sense of harmony with their surroundings:
Spatial Quality
The apartments feature above-average ceiling heights, thoughtfully designed floor plans, and dedicated spaces that enhance comfortable living, including a utility room, master bedroom, and separate walk-in closet. These elements come together to create harmonious units that fill a genuine market need. Thanks to these well-balanced proportions, the apartments feel more spacious and brighter, offering residents a more natural and inviting living environment.
Apartment Diversity
The Liget Villa project features 61 larger-than-average units, including innovative two-story residences, and ground-floor apartments with private gardens. Dual orientations ensure natural light throughout the day Each apartment is unique and designed with clear intention.
Landscaped Environment
Sixty-one apartments across three buildings, connected by garden pathways designed by landscape architects. Ground-floor units feature 50-100 m² private gardens. Communal areas function thoughtfully designed communal spaces. The landscape’s function isn’t just aesthetics – it creates microclimates for natural cooling, supports biodiversity, and provides meaningful recreational space for residents.
Sustainable Technical Foundation
Heat pumps, triple-glazed windows, floor heating, smart home systems, expected A+ energy ratings. The project includes a garage of 64 parking spaces with electric vehicle charging infrastructure, supporting the transition to electromobility. The technical specifications are designed to ensure stable, environmentally responsible, and economically efficient long-term performance.
Location
Situated in Budapest’s 7th district diplomatic quarter, Liget Villa offers a rare harmony between urban comfort and natural proximity. Nestled directly beside Városliget (City Park), the experience of the park becomes a natural part of everyday life: a morning run among the trees, an afternoon walk around Vajdahunyad Castle, or a weekend of relaxation at the Széchenyi Baths – all just minutes from home. The advantages of the city center are equally close: the Museum District, vibrant shopping streets, fine restaurants, and the metro are all within walking distance.
Liget Villa creates a perfect balance between city life and nature, offering residents a seamless transition between active urban living and calm, green surroundings.
